Some specifics:

  • Mailing address is Barnett, MO (which is not the closest town).  Private streetside mailbox is on the lot.
  • Morgan County - (county seat is Versailles which is about 20 minutes away)
  • Golden Beach community.  This area is well-known and desirable for it's location and "neighborhood feel" (you can be as involved or as anonymous as you'd like to be)
    • Neighborhood Watch program with community and county sheriff patrols
    • Fire Station (Moreau Fire Protection District) in the neighborhood
    • Community Center and Community Church with regular events throughout the year
    • Gravois Mills arm of LOZ which is well-known for its fishing and recreational boating.  The quiet Indian Creek Cove is nearby...this miles-long stretch of lake is excellent for tubing, skiing, swimming or just anchoring.  (It's the polar opposite of the notorious Party Cove).
  • Electricity is from CoMo Electric.
  • Internet and cable TV is from CoMo Connect.
  • Local channels are from Columbia and/or Springfield (I get about 22 Springfield channels using a digital antenna).  Satellite service is available but we have been streaming everything (including KC channels using the excellent internet service).
  • Curbside trash service is available (but most people pay $2/large bag and take it to a place near town).  It is legal to burn your trash if done safely and properly.
  • Morgan county does an excellent job of clearing and maintaining the paved roads.  Clyne drive (the street in front of the house) is maintained by one of the neighbors - also done well.  We use the house 50 of 52 weekends each year and have only had an issue with the roads 1 time.
  • The house has low-maintenance vinyl siding and a metal roof. 
  • The garage is constructed similarly and has a concrete floor and 2 overhead doors.
  • The "tiny house" aka "bunk house" is recently completed with vinyl siding and asphalt roof.  It is well insulated and has energy efficient windows.
  • Both houses have laminate plank floors (with the exception of the entry and bathroom which have ceramic tile) and wall panels.  The house is about 1/2 drywall and 1/2 paneled.
  • All electric heat and appliances.  Commercial grade whole-house water filter and large capacity water heater are installed. 
  • All plumbing has been replaced and upgraded with PEX between the source and individuals fixtures.

Low taxes and the only utility bill is electricity (and internet).  Good cell phone coverage, television and radio in the area (let's be's important).  There is a community church (also important) in the neighborhood (1 mile away). 

This house and land is in the Golden Beach area (probably the best kept secret on the north side of the lake).  Great neighbors, safe neighborhood and excellent roads…but don’t be surprised to see deer, fox or other woodland creature in your yard in the morning.
